Why This Is Its Own Category
A standard application reads your career backwards.
A conventional mortgage assessment looks at what you earned over the last two years and what you owe today. For a physician or dentist in the first decade of practice, both of those numbers describe a stage you are actively leaving — low or irregular training income, and a professional student debt balance that would alarm any lender reading it in isolation.
Several Canadian lenders run programs that recognise this. Depending on the lender, that can mean qualifying on a signed employment or associate agreement before you have drawn a single pay cheque, treating professional student debt on more favourable terms than consumer debt, or accepting higher loan-to-value on larger mortgage amounts than a standard borrower would be granted.
None of these programs are advertised in a way that lets you compare them yourself, and the eligible-profession lists differ. Working out which one your situation fits is the whole exercise.
