Mortgage Rates & Terms

The rate is one line in a contract that has about fifteen. Here is how rates are set in Canada — and which of the other fourteen lines actually cost you money.

Track Record

A competitive rate is the floor, not the goal

Getting you a sharp rate is the straightforward part of this job. Making sure the mortgage attached to it still suits you in year three is the part that pays for itself.

Lender Network

50+ lender partnerships — because policy varies more than price

Rates across the major lenders on any given day usually sit within a narrow band. What differs enormously is policy — how each lender treats self-employment income, rental offset, retained earnings, portfolio limits and prepayment penalties. Access to 50+ lenders matters far less for the price than for finding the one whose rulebook fits your file.

Rate Types

Which mortgage rate suits you?

Rates change daily and depend on your credit, down payment, property type and term. There is no single “best rate” — only the best rate available to your file, on a product that fits it. Contact me for a live quote.

Fixed rate

Your interest rate and payment stay the same for the whole term. Priced off Government of Canada bond yields. The right choice when certainty matters more than the last few basis points.

Variable rate

Moves with your lender’s prime rate. Historically cheaper over long periods, and usually carries a far smaller penalty (three months’ interest) if you need to break the term early.

Alternative & private

For self-employed income, bruised credit or unusual properties. Higher rates, shorter terms, and a clear exit plan back to a bank rate — which I will map out with you from day one.

Rates, explained

How are mortgage rates determined in Canada?

Mortgage rates in Canada are influenced by factors such as the Bank of Canada’s policy interest rate, economic conditions and lender-specific considerations. Fixed rates are tied to bond yields, while variable rates are influenced by the prime rate.

Are there first-time homebuyer incentives in Canada?

Yes. First-time buyers can access the Home Buyers’ Plan to withdraw from an RRSP, the First Home Savings Account, the First-Time Home Buyers’ Tax Credit, and land transfer tax rebates of up to $4,000 in Ontario plus $4,475 in Toronto. First-time buyers purchasing a newly built home may also qualify for a 30-year insured amortization.

What is the difference between a fixed-rate and variable-rate mortgage?

A fixed-rate mortgage maintains the same interest rate throughout the term, providing stability in monthly payments. A variable-rate mortgage fluctuates with changes in the lender’s prime rate, which affects your interest costs and, on some products, your payment amount.

Can I get a mortgage with a low credit score in Canada?

While a higher credit score is generally beneficial, there are mortgage options for individuals with lower scores. Lenders may offer alternative mortgage products, but interest rates will be higher and a larger down payment is usually required.

What is the minimum credit score required to qualify for a mortgage?

Minimum requirements vary among lenders, but a score of 650 or higher is often considered the benchmark for more favourable terms. Insured mortgages generally require at least 680 on the highest-scoring applicant.
